*Peak season normally begins the last week in January that goes into February (for example Jan 26 - Feb 2), through week in which Easter falls. Also the December week in which Christmas falls (for example Dec 21 - 28), and the week in which New Years falls (for example Dec 28 - Jan 4). Some exceptions for premium (peak plus) weeks, see below.

**Peak Plus: normally President’s Day week; Some March or Early April weeks which are popular school vacation weeks (vary by year, contact us for specifics).

*** Shoulder Season is generally all full weeks in January, except for week in which New Year’s falls, and the weeks that goes into February. Also, sometimes some April weeks, depending on when Easter falls.

***Off-Peak: Some April weeks (ask) thru December weeks prior to holiday weeks

Rates based on 7 night minimum, Saturday (3pm) to Saturday (10am). We also will sometimes offer less than a week (4-night minimum) in off season or if we have an upcoming opening. Rate for less than 7 nights will generally will not be discounted and a cleaning fee of $70 is added to prorated rate.

Additional charges are $45 booking fee, and 11% state/county tax. Security deposit waiver fee (covers damages) is offered for $45 (optional).

 Rates subject to change but we try to keep website up to date. 
Management is handled by licensed agency conveniently located on Sanibel for easy check-in and key pick-up, also for maintenance if required. 

Rental Policies:

PAYMENT METHOD:  American Express, Discover, MasterCard, VISA are accepted for the reservation deposit. The deposit is 20% of total rate including reservation fee and tax.

FINAL PAYMENTSare due 30 days prior to arrival for reservations less than 28 nights and due 60 days prior to arrival for reservations 28 nights or longer Final payment is preferred by personal check, money order or wire transfer of funds (in US dollars only). Any final payment that is not received by the due date may result in cancellation of the reservation.

CANCELLATION POLICY:It we receive written notice 90 days PRIOR to arrival, all monies paid will be refunded, excluding the non-refundable reservation fee and a $55.50 cancellation fee. Should you need to revise or cancel your reservation within 90 days of your arrival, all prepaid monies are subject to forfeiture unless we can re-rent our condo for the same rate and dates (we will refund for lesser amount, if we can partially rent your dates or need to rent for less $$)

TRAVEL PROTECTION INSURANCE: Travel Insurance is available through CSA Travel Protection. It may be automatically calculated and added to your rental rate upon booking (7.65% of total rate). The plan is optional but useful in case of unforeseen events (sickness, weather, travel delays, etc.) You can decline the coverage by signing and initialing the confirmation page where indicated. SMOKING:Smoking is not allowed in our condo or on lanai. Smoking is permitted outside only.  

PETS:No pets allowed because of Condo Association rules (we are pet owners and lovers but have to follow the rules!)
