Generally, we discount as follows for weekly minimum stays:
10% off 15 - 28 days prior to arrival
15% off 8 - 14 days prior to arrival
20% 7 or less days prior to arrival
(above discounts generally apply to 7 day minimum, Saturday to Saturday)

We also will do less than a week (4 day minimum) 4 weeks prior to arrival, but may not be discounted.

Additional charges are $35 booking fee, 2.5% security deposit waiver fee*, and 11% state/county tax.  *Security deposit fee may be waived for guests who book through us. Rates subject to change but we try to keep website up to date. 
Rates negotiable for upcoming open dates in condos  less than a week considered for upcoming open dates in condos (generally dates &  rates are negotiable within 4 weeks of arrival date).
Bookings for condos are normally on a 7 night weekly basis, from Saturday (approx 3pm check in) to Saturday (approx 10 am check-out).

• All rates subject to $35 booking fee. 2.5% damage waiver fee, and 11% Florida & Lee County tax (damage fee may be waived for parties of just 2 adults).

• Management handled by licensed agency conveniently located on Sanibel for easy key pick-up (& maintenance if required)

• To confirm, 20% or $300 deposit (whichever is greater) will be required (plus booking fee);  deposit can be taken on credit card or check

• Cancellation Policy:  $50 administrative fee charged by our rental agency for all cancellations

• Deposit refunded for cancellations 90 days prior to arrival; within 90 days of arrival, refund is subject to rebooking for same rate and terms (if rented for lesser term and rate, we will refund up to that amount)

• Final payment requested on a check to our rental agency on Sanibel 4 weeks prior to arrival (you will receive written confirmation explaining check-in procedures and final payment information).  Final payment for our house or for bookings of 3 weeks or more, due 8 weeks prior to arrival.

• Optional trip/cancellation insurance is available through our rental agency on Sanibel
